Request a Section 184 certificate

For conveyancers, solicitors, mortgagees and owners. Complete the form, pay by card, and the sealed certificate is emailed to you as a PDF.

The certificate is issued under section 184 of the Strata Schemes Management Act 2015 (NSW) at the fee prescribed by the Regulation. We only issue certificates for schemes managed by Townhouse Strata.

Digits only — from the contract or levy notice.
The lot in the strata plan, not the unit number (they are often the same).

3. Authority to request

Under section 184 a certificate may be requested by an owner, a mortgagee, a prospective purchaser, or a person authorised by one of them. Please attach the front page of the contract for sale, or a signed authority from your client.

4. Fee and turnaround

Issued within 2 business days — usually about 36 hours. Requests with a settlement date within 3 days are prioritised at no extra charge.
Repeat request
Applies automatically when the same person requests a certificate for the same lot within 3 months of a previous request.

Fees are those prescribed by Schedule 4 of the Strata Schemes Management Regulation 2016, GST inclusive. The Regulation does not provide for an urgent fee. Payment is by card through Stripe; a tax receipt is emailed automatically. Business hours: 9:00–5:00 Sydney, Mon–Fri.

After settlement — Section 22 notice

When the sale settles, the purchaser must give the owners corporation notice of the change of ownership (section 22). Your certificate email will include a personal link to upload the signed notice. You can also use the general form at Section 22 upload.
